AGH Solutions is a wholly owned subsidiary of Airedale NHS Foundation Trust and provides Estates, Facilities and procurement services for the Trust. We are looking for two Estates maintenance coordinator's to join our Reinforced Aerated Autoclaved Concrete (RAAC) team.
We are looking for highly motivated and professional individuals capable of working well within our current Estates team.We are seeking an individual with the experience and qualifications stated in the essential criteria within the person specification.
Main duties of the job
To supervise maintenance assistants in the survey and repair the Reinforced Aerated Autoclaved Concrete (RAAC) panels that make up the structure within the hospital.
The post holder will be required to undertake unsupervised routine and complex inspections, maintenance and repair work utilising judgement, skills and experience. These requirements cover work in relation to:-
- Survey of the RAAC structure. Identification of defects within the panels and the appropriate recording and reporting of findings.
- Accurate record keeping.
- Repairs & installation of timber and steel structural engineering solutions to support the affected RAAC panels. Including the ability to interpret structural engineers designs and generate a bill of quantities for a given design.
- Fitting temporary structural props under panels that are found to be defective, until such time as they can be inspected by an engineer.
- Woodworking machinery maintenance
- Manufacture & installation of Joinery fittings and fixtures including prop boxing.
- Repair of replacement of damaged fire compartmentation.
- Painting
- Wood treatment
- Installation of suspended ceilings

Essential
- Good standard of secondary education to GCSE level "C" or above in Maths English and Craft Studies, or equivalent.
- Completion of a recognised vocational qualification, apprenticeship or recognised formal period of training in the construction industry or built environment, or previous relevant proven experience within a maintenance environment.
- Awareness of current Health & Safety Legislation and related issues such as PPE, Safe Use of Tools, Confined spaces.
- Awareness of specific safety regulations as these may apply to buildings, services or major items of equipment.
- Willingness to undertake further skills/competence training as may be required to fulfil the required the changing demands of the post.
- Has a clean driving licence for a four wheeled vehicle and able to drive to other trust properties when required.
Desirable
- Supplementary specialist training building /construction services or systems such as:- Woodworking Machinery Regulations Scaffolding Construction site safety
- And safety issues such as:- COSHH Risk Assessments PUWER Asbestos Regulations Safe Use of Portable Equipment
- BTEC ONC in Building Construction.
- Safe use of access equipment training
- Basic First Aid - Dealing with Electric Shock
- Attainment of a formal qualification in building construction/Carpentry and Joinery to the level of City &Guilds Advanced Craft Certificate NVQ Level 3 or equivalent.

- Significant experience of working with RAAC. Preferably having installed both temporary and engineer designed structural solutions previously within the built environment.
- Able to apply the knowledge, experience and judgement necessary to demonstrate, in a practical sense, the safe operation and maintenance of specific systems/equipment.
- Able to demonstrate the analytical skills and judgement required to identify/diagnose a range of defects and failures in relation to specific building systems/equipment and what remedial actions to take.
- Ability to make sound judgements with regard to operational safety when in lone worker situation or when put under pressure by the situation or other workers.
- To have recent relevant experience of working within a maintenance function aimed at ensuring the quality and standard of the built environment.

- Previous experience of working in a hospital\healthcare\care home environment.
