Job summary
The Maintenance Operative will work as part of the Estates team to provide a high-quality maintenance service across NHS premises. This includes carrying out minor repairs and assisting skilled tradespeople in maintaining building services, ensuring safety, compliance, and operational efficiency. The role supports both planned and reactive maintenance, contributing to the delivery of a safe environment for patients, staff, and visitors.
Main duties of the job
- Carry out basic building repairs (e.g., fixing doors, locks, windows).
- Replace lamps, fuses, and other minor electrical components.
- Perform plumbing tasks like unblocking sinks/toilets, tightening taps, or checking for leaks.
Assist with scheduled checks on equipment, systems, and infrastructure.
Report defects or potential issues to supervisors or the maintenance team.
Help ensure compliance with statutory and safety requirements (e.g., fire alarm testing, water temperature checks, emergency light testing and PAT).
Work alongside electricians, plumbers, and engineers on more complex jobs.
Fetch tools, prepare work areas, and support safe working practices.
Attend to maintenance issues as reported by clinical or non-clinical staff.
Resolve minor issues independently where competent, or escalate as needed.
Follow all relevant health & safety procedures and infection control policies.
Use PPE correctly and maintain safety when working with tools, ladders, or machinery.
- Complete work logs, checklists, or digital records accurately and promptly.
- Report all completed work and outstanding issues.
- Escort and monitor external contractors on-site if needed.
- Maintain tools and equipment in safe working order.
- Keep workshop and maintenance areas clean and well-organised.

General Maintenance -
Undertake basic building, mechanical, plumbing, and electrical maintenance tasks within competency.

Replace light fittings, plugs, fuses, washers, door handles, hinges, and similar items.

Carry out non-complex fabric repairs (e.g. painting, minor carpentry).

Support for Planned Preventive Maintenance (PPM) -
Assist trades staff in delivering the PPM schedule.

Carry out routine safety and compliance checks, such as:

Water temperature monitoring (legionella control).

Fire alarm bell tests.

Emergency lighting checks.
-
Visual checks of building fabric and fixtures.

Reactive Maintenance -
Respond promptly to maintenance requests or faults reported via the helpdesk.

Take appropriate action to resolve minor faults.

Escalate complex issues to senior engineers or supervisors.
4.
Assisting Skilled Staff -
Work under supervision of qualified engineers and tradespeople.

Prepare work areas, fetch tools, and ensure safe systems of work.

Observe, learn, and develop practical knowledge of estates systems.
5.
Health, Safety and Compliance -
Comply with Trust health & safety policies, including COSHH, PPE, manual handling, and infection control.

Report hazards, unsafe equipment, or unsafe practices to supervisors.

Participate in risk assessments as required.
6.
Tool and Workshop Management -
Use hand tools and basic power tools safely and appropriately.

Maintain tools, equipment, and stock in good order.

Communication and Record-Keeping -
Maintain clear records of all work carried out (paper-based or digital).
