Job summary
The Estates Department is looking to appoint an enthusiastic Multi-skilled Maintenance Craftsperson - Builders Bias with demonstrable experience in the building maintenance services. The post holder will work with in the engineering team ensuring the effective maintenance and operation of all buildings, plant and associated services in an efficient, economical and safe manner in accordance with all statutory, NHS Trust and departmental guidelines.
This role will provide a 'Front of House' service and requires excellent communication skills liaising directly withclinical and non-clinical service users. The post holder will be expected to lead by example and set the standard forthe estates front of house team and have a strongly held commitment to delivering a professional estate service.
The successful applicant must have widespread knowledge of building maintenance (Multi-skilled)in accordance with good practice guides, relevant statutory legislation, codes of practice, preferably gained in ahealthcare environment.
Main duties of the job
Building Maintenance & Plumbing
- The post-holder will carry out preparation and decoration of areas within the Trust on a cyclical and reactive basis.
- Carrying out remedial works to a range of building fabrics including making good to a high standard in clinical and public access areas, planned preventative maintenance, installation, modification and repairs to Trust plant, equipment and property, including external doors, fire doors, access doors, wooden, plastic and aluminium windows, flooring, suspended ceilings, walls, fire proofing, interior and external signage and general decoration and plumbing.
- Actively participate in the operation of the Planned Preventative Maintenance schemes.
- Effectively and safely operate a variety of tools and equipment used in the skilled carpentry, building and painting trade.
- Assemble and install minor works of both their own and other trade disciplines. (Lock related problems such as digi locks, controlled drug cupboards, make safe broken windows etc).
Carpentry
- The post-holder will perform skilled carpentry works which will include repair, construction, alteration, forming, framing, and finishing of the hospital's buildings and facilities. Construct, install, maintain and repair woodwork.

To comply with RNOH infection control and best practice guidelines, liaise with Infection Control Team as appropriate.
It is the responsibility of all staff to minimise the RNOH environmental impact by recycling wherever possible, switching off lights, computers, monitors and equipment when not in use minimising water usage and reporting faults promptly.
Support management to identify and implement ways to increase staff awareness with regards to energy efficiency.
To plan, schedule major interruptions, maintenance activities and co-ordinate work of contractors

To bring to the attention of the Manager any matter which may be an infringement of the Health & Safety at Work Act, COSHH or any other legislation.
To ensure you keep up-to-date with activities within the RNOH by attending the Monthly team Briefing meeting or reading the notes of the Team Briefing.
To ensure that the uniform and PPE supplied by the RNOH is worn correctly and is regularly laundered.
To ensure that the RNOH supplied I.D. badge is worn at all times.
Communication
The post holder is required to carry RNOH communication devices (pagers, two-way radio, mobile phone etc) where appropriate at all times while at work. This is to facilitate immediate response to emergencies and to improve the service delivery.
To promote a culture of customer service to both internal and external customers and partners, and to liaise with other departments regarding maintenance issues if required and be informative to end users.
To report to the Supervisor or Manager all comments and complaints.
To assist in the compilation and implementation into new policies that affects the Estates & Facilities services.
