Job summary

An exciting opportunity has arisen within the LGI Estates Buildings team for a maintenance assistant. The building team is made up of several trades including general builders/bricklayers, joiners, painters, floor layers, gardeners etc. so there's plenty of opportunity to expand your skills and develop.

Your role will involve supporting the safe maintenance, assembly, dismantling, and repair of equipment and the built environment at LGI. As such a large and complex Trust, with a varied estate, you'll have the opportunity to learn as you work and work with a range of experts, all while supporting our clinical teams so they can continue to deliver excellent patient care.

You will work closely with other Estates Maintenance Workers/Craftsman and contribute to a flexible, skilled workforce capable of responding effectively to a variety of maintenance needs.

This role demands a commitment to safety, teamwork, and ongoing skills development to maintain the highest standards within the Estates department.

The role is a fulltime position providing 37.5hrs per week

A competitive salary AFC Band 3 £24,937 - £26,598

(Inc. enhancements for unsocial hours.)

Annual leave starting at 27 days per annum (rising to 33 days with continuous service) + (England) Statutory Bank holidays.

Main duties of the job

As a Maintenance Assistant within the acute hospital building team, you will be working closely with the joinery/building team to ensure the safety, functionality, and compliance of hospital infrastructure, supporting high-quality patient care.

You will independently carry out routine, non-routine and emergency building maintenance, including minor repairs, assembly, and dismantling. You will develop skills across related trades to meet the diverse needs of the healthcare environment.

Your role involves planning and prioritizing daily tasks to address technical and safety issues that could impact hospital operations.

You will assist senior team members with complex repairs, new installations, and infrastructure improvements. Accurate recording of maintenance activities in the Works Management System ensures compliance with hospital policies and regulations.

You will support building surveys for future maintenance and upgrades, operate hospital-approved vehicles and equipment safely, and contribute to the induction and mentoring of new staff.

Adherence to infection control, health and safety standards, and Trust policies is essential.

You will carry communication devices for rapid response to urgent requests and emergencies. Additionally, you will undertake any other building-related duties assigned to maintain smooth hospital operations.

Job description

Job responsibilities

Undertake unsupervised routine and non-routine maintenance and minor repair work.

A range of more complex tasks such as Hydrotherapy Pool Maintenance and Testing, Portable Appliance Testing, Thermostatic Mixer Valve Testing/Adjusting, Legionella Temperature Checks and Testing/Repair of Nurse Call Handsets may be carried out subject to appropriate training or experience.

Learn minor work of other trades as needed.

Normal duties will consist of day to day building and engineering/electrical routine maintenance tasks.

Plan own ongoing maintenance work to ensure completion in a timely manner including problem solving of technical issues.

Assist higher grades on new work and repairs.

Utilise the Works Management System for recording, updating and auditing estates records and assisting in the compilation of Plant Histories.

Give assistance in carrying out surveys for future maintenance, alterations or improvements.

Carry out a range of driving duties on Fork Lift Trucks, Road Vehicles, Hydraulic Lift Platforms subject to appropriate training

Support induction of new starters/apprentices and pass information to colleagues, other staff and patients in areas of their own expertise.

Use of relevant tools and equipment, including the manipulation of fine tools.

Demonstrate a basic knowledge of good safety practices.

Deputise for storekeeper in Building & Engineering stores.

Carry Trust communication devices to facilitate immediate response to urgent requests and emergency breakdowns

Participate in appropriate on-call / shift rotas, subject to appropriate negotiations and agreement, and be prepared to work such hours that may be required in an emergency.

Any other duties as may be reasonably required by line management commensurate with the grades of the post.

Respond to switchboard and building management system alarms. eg. Fire alarms, MRI alarms, Lift Trappings, including supervising the release of trapped passengers.

Provide, maintain, repair and adjust traction and wheelchair equipment in conjunction with medical practitioners and patients

i) PHYSICAL EFFORT:

Lifting weights frequently during the shift. E.g Steam Valves, Large

electrical motors or Wash basins, weighing over 15kg with no

mechanical aids and maybe difficult in lifting

Several periods a shift tightening large bolts, screwing pipes and fixing

intricate equipment requiring strength and dexterity and complex machine

tools

Frequent Working at heights and in cramped spaces

Occasional lifting of very heavy weights and equipment using mechanical

aids. E.g 10 steam valves, large switchgear, pumps & fans

Frequently required for concentration on most predictable day to day

Driving Fork Lift Truck, Mobile Towers, Specialist Plant and machinery

after passing suitable training.
