JOB DESCRIPTION AND PERSON SPECIFICATION 1. JOB DETAILS Job Title: Estates Maintenance Worker Reports to: Maintenance Worker Band: 3 Department: Estates Department Location Trust wide AfC Job No: 877 2. JOB PURPOSE/SUMMARY Estates Maintenance Workers will be employed on work appropriate to their core skills. They will continue to develop elements of other skills, reaching levels of flexibility and competence to enable them to achieve and apply the ability where required. Responsible for the safe maintenance, assembly, dismantling and repair of equipment others may use. 4. PRINCIPAL DUTIES & AREAS OF RESPONSIBILITY Undertake unsupervised routine and non-routine maintenance and minor repair work. A range of more complex tasks such as Hydrotherapy Pool Maintenance and Testing, Portable Appliance Testing, Thermostatic Mixer Valve Testing/Adjusting, Legionella Temperature Checks and Testing/Repair of Nurse Call Handsets may be carried out subject to appropriate training or experience. Learn minor work of other trades as needed. Normal duties will consist of day to day building and engineering/electrical routine maintenance tasks. Plan own ongoing maintenance work to ensure completion in a timely manner including problem solving of technical issues. Assist higher grades on new work and repairs. Utilise the Works Management System for recording, updating and auditing estates records and assisting in the compilation of Plant Histories. Give assistance in carrying out surveys for future maintenance, alterations or improvements. Carry out a range of driving duties on Fork Lift Trucks, Road Vehicles, Hydraulic Lift Platforms subject to appropriate training Support induction of new starters/apprentices and pass information to colleagues, other staff and patients in areas of their own expertise. Use of relevant tools and equipment, including the manipulation of fine tools. Demonstrate a basic knowledge of good safety practices. Deputise for storekeeper in Building & Engineering stores. Carry Trust communication devices to facilitate immediate response to urgent requests and emergency breakdowns Participate in appropriate on-call / shift rotas, subject to appropriate negotiations and agreement, and be prepared to work such hours that may be required in an emergency. Any other duties as may be reasonably required by line management commensurate with the grades of the post. Respond to switchboard and building management system alarms. eg. Fire alarms, MRI alarms, Lift Trappings, including supervising the release of trapped passengers. Provide, maintain, repair and adjust traction and wheelchair equipment in conjunction with medical practitioners and patients.

Hand hygiene must be performed before and after contact with patients and their environment. 8. 9. The jobholder will undertake all mandatory training required for the role. 11. COMMUNICATION & WORKING RELATIONSHIPS To respect patient and Trust confidentiality at all times and not divulge patient information. To work as part of the Estates Team in line with Trust and Departmental Policies and Procedures, providing and receiving complex information. Gaining co-operation from staff, patients and other parties on technical matters appertaining to the correct use of plant or equipment, especially where there may be barriers to understanding. 12. SPECIAL WORKING CONDITIONS The job may necessitate other duties to be carried out, as may reasonably require by line management, and at other properties within the Trust, subject to appropriate negotiations and agreement. This job does involve long priods of physical activity, possibly in adverse and inclement weather conditions, and therefore the post holder must be capable of undertaking such duties. Frequently required to work alone for prolonged periods This job will involve frequent exposure to hazards and unpleasant working conditions e.g. Exposure to high temperatures working in Plant Rooms, unpleasant conditions working in drains and ducts, Asbestos after appropriate training and using PPE. i) PHYSICAL EFFORT: Lifting weights frequently during the shift. E.g Steam Valves, Large electrical motors or Wash basins, weighing over 15kg with no mechanical aids and maybe difficult in lifting Several periods a shift tightening large bolts, screwing pipes and fixing
intricate equipment requiring strength and dexterity and complex machine tools Frequent Working at heights and in cramped spaces Occasional lifting of very heavy weights and equipment using mechanical aids. E.g 10 steam valves, large switchgear, pumps & fans ii) MENTAL EFFORT: Frequently required for concentration on most predictable day to day tasks and repairs. Driving Fork Lift Truck, Mobile Towers, Specialist Plant and machinery after passing suitable training. Driving works van. iii) EMOTIONAL EFFORT: Occasional indirect exposure to distressing situations. Working in ITU and other Clinical Areas where distressing or emotional situations may occur. iv) WORKING CONDITIONS: Frequent exposure to high temperatures up to 120 f in plant rooms and highly unpleasant working conditions eg Drains, Hot dirty ducts Occasional exposure to inclement and adverse weather conditions and when working outside occasional exposure to sunburn Frequent exposure to Hazards [eg Asbestos, Chemicals, Bacteria/Viruses ] after appropriate training and using PPE
