Job summary
The post holder will be responsible for participating in the provision of a quality, efficient, responsive, flexible and effective estates service, working as part of the Estates & Facilities Team.This Post is part of the Small Works Team who provides maintenance services, both planned and reactive, for the properties belonging to the Trust. The post holder will be responsible for the supervision of the Trust's directly employed maintenance workforce and assist with individual performance reviews. Ensuring the team is working efficiently, planning workloads, ensuring materials available to complete the tasks. And to work appropriately to their core specialist skills and level of qualification. As a carpenter/joiner; plumbing; painter/decorator; maintenance; reactive repairs; compliance monitoring and associated remedial work.The post holder has responsibility for ensuring that repairs and minor improvement and projects are completed promptly, to an acceptable quality standard and in the most cost-effective manner available and for planning the execution of such maintenance, including balancing the priorities and demands of defects, breakdowns, and preventative maintenance work. . Ensure compliance with safety standards and procedures, taking all safety measures to prevent danger, avoid injury and prevent damage to equipment.
Main duties of the job
o Provide supervisory, technical and operational advisory support to the maintenance staff and contractors to the Trust.o Provide operational advisory support to Trust staff and managers to ensure compliance with all safety standards and procedures.o Be responsible for the supervision of the Trusts directly employed maintenance workforce. Ensuring the team is working efficiently, planning workloads and task specific part / materials are made available.o Supervise and develop Multi-skilled Maintenance Craft workers, Estate Support Workers and assess/evaluate the quality of work.o Support the provision of professional supervision, induction and training of new starters, apprentices and Maintenance staff as part of a personal development programme.o Re-schedule and reallocate work priorities at short notice to meet the changing needs of the Trust.o Respond to and liaise with other members of the Trusts staff who request assistance. Liaise with Wards and Departments to ensure requested work is specified correctly to meet the users needs, provided efficiently and completed within the agreed priority response periods. This applies to all work requests within the small works team.o Liaise with Senior Estates Officer regarding equipment failure and to request in writing the supply of goods and/or services with reference to manufacturer's manuals etc.
