Maintenance Assistant

Job summary

We are seeking a Band 3 Maintenance Assistant

£24,465 - £26,598 per annum, full time 37.5 hours per week.

The Maintenance Assistant supports the Estates Maintenance Team with carrying out planned and unplanned works to Trust premises with the aim of ensuring that all building structures, fabric and finishes are maintained to a high standard.

Main duties of the job

1.Carry out minor reactive maintenance works within limits of own skills and experience to ensure the safety and security of the Trust's premises, patients, staff and visitors.

2. Carry out planned preventative maintenance tasks and cleaning duties on plant; equipment and services, including, but not limited to:

o Fire alarm testingoEmergency lighting testingoLegionella preventative testsoPlant room checksoBuilding fabric and finishesoDrainage and gutters

3. Assist trades colleagues with installation and maintenance work as required.

4. Carry out meter readings and surveys on gas, electric and water mains services etc.

5. Complete records of all tasks and checks carried out and report any faults to the Estates Manager.

6. Carry out manual duties to assist maintenance operations, including but not limited to:

o Light diggingoMoving/loading of boxes, parcels, parts and equipment where the use of lifting equipment is not requiredoTransportation of tools and materials to site areas

7. Work at height from scaffold platforms, ladders or mechanical equipment when required.

8. Wash down areas and equipment following maintenance work to meet required hygiene standards.

9. Ensure safe working practices are implemented at all times, including correct use of PPE and adherence to health and safety and infection control procedures. Make the Estates Manager aware of any health and safety concerns.

10. Respond in a safe manner to the effects of bad weather, e.g., flooding, high winds, etc.

11. Understand the interrelationships between the various maintenance crafts. Take responsibility and be able to take action using own knowledge, having the freedom to initiate action in accordance with health and safety and other working procedures.

12. Ensure that there is minimum disruption to wards, departments and patients while carrying out work.

13. Contribute positively to EMT team meetings and toolbox talks.

14. Complete work records in accordance with agreed procedures, using an electronic device when required.

15. Safely use hand and power tools if required and if trained to do so.

16. Proactively communicate with other Estates team members and colleagues from other Departments regarding repairs and maintenance issues.

17. Follow a defined work schedule and respond to urgent repairs, according to priority. Liaise with the Estates Manager (EMT) to ensure deadlines are achieved.

18. Undertake equipment testing, site surveys and audits when required.

19. Use a Trust vehicle to travel to various sites as required.

1. Responsible for the use of information systems including handheld devices.

2. Utilises a range of hand tools, power tools if trained to do so.

3. When required, works at height from scaffold platforms, ladders or mechanical equipment.
