Job summary

An exciting opportunity has arisen for a qualified and experienced Multi-Skilled Operative (Plumbing) to join the busy and vibrant London Estates Maintenance Department at West London NHS Trust.

The post holder will out mechanical/plumbing works as per all minor new work, reactive and planned maintenance work requests which have been assigned to the in-house Estates Maintenance Team under the supervision of the Building Services Technician.

Carry out works using an electronic PDA to open, complete and sign off work orders (with details being logged for labour hours and materials used) in aim to meet the Trust's performance target of 80% (for response and completion within the time frame allocated).

Provide professional and technical expertise to create, operate and maintain safe, efficient systems for all mechanical services.

Carry out approved and competent person duties to HTMs, on specialised ventilation for healthcare buildings, Water safety, Gas Safety Regulations, Pressure Systems Safety Regulations 2000 (PSSR) and JSP 375 and other Mechanical Engineering plant and services as part of the management responsibility for safely managing systems and installations.

Carry out work activities which are both routine and non-routine. Responsible for repairs, fault finding and routine planned maintenance activities to gas, mechanical, heating, hot and cold water plant, equipment and services

Main duties of the job

Ensure that the Key Performance Indicator (KPI) for response time and completion time for each reactive and planned work order is met.

To work in accordance with the requirements of HTMs, Gas Safety Regulations and other Mechanical Engineering plant and services guidance.

Carry out approved and competent person duties as HTMs and Gas Safety Regulations requirements as part of the line management safety.

Act as a competent person for Water Safety and the management of Legionella bacteria and champion the reduction of water use throughout the site.

Assist the external Authorising Engineer (Water safety, Heating, Ventilation and Gas) in the management of in house and out sourced mechanical and engineering installations.

Work closely with the Building Services Technicians and/or Estates Senior management team to assist in the supervision of the working practices of all mechanically qualified junior staff and contractors to ensure the Water safety, Heating, Ventilation and Gas Safety policy and associated management procedures are strictly adhered to.

Be responsible for, manage and maintain mechanical safety safe systems of work for in-house staff and externally provided contractors.

To liaise with and support the work of the Operational Capital Team, undertaking new work projects assisting in feasibility studies involving close relationship with external mechanical and engineering consultants.
