Job summary
The role of the post is to support the Head of Estates in close co-operation with other Estates Managers in the maintenance of the Trust's buildings and grounds with special emphasis on ensuring a safe and suitable environment for patient care is available at all times.
The Post Holder will form part of a multi-disciplined team whose role is to provide the best possible service to the Trust. Estates Operations Manager (EOM) will have both group and individual responsibilities for defined aspects of the service but each will ensure their contribution is beneficial to other departments within the Trust, as well as the Estates and Facilities Department, so as to fulfil the Trust's overall objectives.
Responsible for the management of a multi skilled maintenance team (Team Leaders, Multi Skilled Crafts Persons, Crafts Persons and Assistants) and Contractors at all properties owned or maintained by the Trust. To provide a quality service that is responsive to service and clinical needs.
Responsible for a number of specialist contracts relating to maintenance of Electrical & Mechanical Services/Equipment, Buildings and Grounds.
Ensure the service delivered is efficient and effective and to the highest possible standards within the resources allocated, within budget. Provide detailed professional and technical advice to staff and contractors on issues that are complex and non-routine.
Main duties of the job
To take a lead role, within the management team, in managing the efficient, effective and economic maintenance, improvement and operation of the Trust's Building and Grounds.
To take a lead role in managing Water quality and Mechanical services at both CUH and the community properties
Manage the Team Leaders in the deployment of staff, both directly employed and contracted staff.
Act as a lead person regarding plant, equipment or system failures and to communicate, coordinate any actions required to restore that which has failed. Arranging temporary measures if needed and keeping all effected departments/services fully up to date on the situation.
Take responsibility to ensure that the Maintenance Department's Performance Criteria (KPI's) are achieved.
Monitor the Team Leaders to ensure repair works are undertaken in accordance with the Department's Life Cycle (repair vs. replacement) policy and at all time with due consideration of budgetary requirements.
Monitor the Team Leaders to ensure that where it is not possible to complete works (awaiting materials/replacement decision, pass to contractor or access issues) they are appropriately completed within acceptable time scales.
To constantly monitor and assess the condition of the Trust's Buildings, Services, Systems, Equipment and Grounds. To ensure they do not deteriorate significantly, taking financial constraints into consideration.
