Job summary

South Central Ambulance Service (SCAS) is commencing a process of change and transformation of its estate and has an opportunity for anexperienced property transactions professional to join the team.Working closely with the organisation you will have excellent communication skills and be skilled in stakeholder management to balance the disruption to the operational line caused by maintaining an ageing estate with the need to ensure that buildings remain functional in a 24/7 environment.

You will manage the transactions for a mixed portfolio of HQ buildings, contact centres and offices, data facilities, Ambulance Stations withmultiple support functions in them (termed "Resource Centres") and small Ambulance support locations, training facilities, fleet management andlogistical support bases. You will be intrinsic in setting out the Trusts estates strategy for the next five years, informing and guiding business casesand the subsequent negotiation of acquisitions, lease renewals and surrenders.

Although part of a team, you will be flexible and must be able to work with the minimum of supervision. You will be required to travel to andbetween the sites within the portfolio and you might be required to travel around the South Central area of responsibility in support of colleaguesor wider Estates work.

Main duties of the job

Lead and direct real estate development transaction from beginning to end, including complex site selection, financial analysis, heads of termsand contract negotiations, and site developments.

Formulate and present long-term development and or rationalisation strategies for specific geographic areas and operational requirements.

Execute on the strategic plan whilst interacting with internal stakeholders.

On behalf of the Trust, negotiate, manage and deliver all searches, acquisitions, renewals, rent reviews, licences to assign, alter, change use and where necessary prepare statutory submissions to arbitrators / independent experts.
