Job summary

The primary purpose of this post is to set up a workable program of works which will be added to the PPM schedule to clean all the window, Gullies and plant rooms across the site.

You will own and govern the planned maintenance programme for the trust. You will also support the upkeep, control and consistency of the trust's assets. Working closely with other colleagues and service providers, you will support the Trust's ambition to maintain the estate's assets. This means in respect of the physical condition of the Facilities, all the components are sound, clean and safe and exhibit only minor deterioration.

The post holder will work with the Supervisor and Manager to ensure that all buildings, assets and associated details are correctly recorded within the Micad system (PPM).

The high level, specialist cleaner and maintenance assistant will provide a comprehensive service ensuring a high-quality service is delivered to RBH by forming part of the Fabric Team, providing high level cleaning and maintenance service for the Royal Berkshire Estates team. PPM and reactive/planned work to be carried out daily and to ensure activity tasks are completed within the time allocated.

A key part of this role will be to ensure that a wide range of routine maintenance activities can be delivered

Main duties of the job

Reactive/planned maintenance cleaning

High Level Roof and window cleaning

Side walk pressure washing

Drain pipe washing

Removal of debris from flat roofs and plant rooms

Cleaning of drains across the site

Cleaning of roof tops and washing down glass gazebos.

Cleaning Facia and soffits

Cleaning of plant rooms across the site

Pressure washing requested areas across the site

Lifting and shifting where needed

Moving powered machinery when and where needed to do work

Assist the Fabric team when and where needed

Call out work on a rota basis

To fully participate in the performance review process and personal development planning.

Undertake training as necessary in line with the development of the post.

To achieve and demonstrate agreed standards of personal and professional development within agreed timescales.

To contribute positively to the effectiveness and efficiency of the teams in which you work.

Experience of working in a complex NHS or healthcare environment is highly desirable to help the successful applicant drive a programme of continuous improvement in the way in which services are delivered.

You will regularly be organising straightforward and complex activities, inputting these into the dedicated system, reviewing/auditing the suitability of the plan, adjusting to ad-hoc occurrences and managing the information flows.

To ensure all jobs are completed to an excellent standard in a timely manner, and each is accurately recorded according to an agreed methodology which is consistently applied across the estate.

Interface with the operational team including the Managers.

Your role will cover a range of jobs but not limited to these High Level window cleaning, Cleaning Flat roofs, Plant Rooms, Gulleys and Gutters, High Pressure washing, High Pressure Drain washing, assist other members of the onsite Maintenance team.

Reporting to a supervisor/manager, you will cultivate relationships with our clients and managers alongside staff, to ensure an efficient and consistent level of operational performance.

Another critical aspect to the role will be safety and hazard awareness where you will be required to lead by example. Although the primary focus is on cleaning, as a HIGH LEVEL team member you will be required to attend training for MWEPS And other machinery where needed.

Harness training, working at height training, harness and lanyard inspections, MWEP inspections, management and safety training and others will also be mandatory.
